Owning a lodge on the Portnellan Estate gives you and your guests free access to the fishing rights on the 2 lochs and river, rowing boats and kayaks, the games room and all estate facilities.

A site management and maintenance charge is applicable which covers complete site maintenance and upkeep, including the landscaping and exterior painting of your lodge, games room, boats, kayaks, lifejackets, Wi-Fi, and gated entry . It also covers on site personal service from Cameron and Lucy for you and your guests during your stay.

There are several ways you can choose to operate The Raven. We personally have no input other than turning up and enjoying the tranquility and stunning views. Cameron and Lucy take care of everything for us from generating bookings, second to none cleaning and preparation of the lodge and personal guest liaison. Even so, we still generate a reasonable income from the lodge.

Alternatively you can be more hands on and generate greater income. This can be achieved by promoting The Raven yourself and obtaining your own bookings or additional bookings and taking care of internal maintenance and cleaning the lodge yourself.

Because The Raven is a commercial property no second home or buy to let tax applies. In addition there are no commercial rates to pay as the lodge qualifies for 100% business rates relief.
